The project is being built on 48 acres, between Interstate 894, W. Layton Ave., S. 84th St. and S. 92nd St.Its first commercial phase will be a 58,000-square-foot Steinhafels, a 115,000-square-foot building with eight stores and anchored by Fresh Thyme, and a 9,000-square-foot building for Portillo's, said Scott Yauck, Cobalt principal, at the project's groundbreaking ceremony.Cobalt plans to eventually develop over 315,000 square feet of stores and restaurants, and office space and a fitness facility totaling 150,000 square feet.The firm expects several additional tenant announcements within the next 60 days, with an 80,000-square-foot retail building slated to begin development.Most of 84 South's retail tenants already have operations in the Milwaukee area.Steinhafels actually has a store on the project site that will be demolished in fall 2017 after its future home is completed.

The former Steinhafels will be replaced with restaurant buildings totaling 22,000 square feet.84 South's newer retailers include Total Wine, which will open its first Wisconsin store at the redeveloped Calhoun Crossing retail center in Brookfield on Nov. 10.Wisconsin's first Portillo's restaurant, known for its Chicago-style hot dogs, opened in July at The Corridor development in Brookfield.
